Demystifying Raleigh Development
The area along 440 from Six Forks Road and Wake Forest Road currently has more active development than any other area during my time here in the Triangle. There are eight major projects led by four different development teams, and at the time of this writing, five tower cranes.
At the Main District of North Hills development is well underway at the site of the former JC Penney store. Kane Realty Corporation has three tower cranes on the site working on delivering the project.
The expansion of the Main District includes the construction of three projects at the same time:
Moving east, the next project is the continued development of the North Hills Innovation District. Phase 1 of development included The Vine Apartments which were delivered in two phases. The next phase of construction at The North Hills Innovation District includes:
Sitting between North Hills Main District and North Hills Innovation District on Saint Albans Drive is The Cardinal at North Hills, a senior living facility. The Cardinal is in the midst of an expansion with an 18-story high-rise tower that includes 191 apartment homes.
The next construction site further east on Saint Albans Drive is The Meridian at North Hills apartments. Northview Partners is the developer of this mid-rise project.
Meridian at North Hills will have 204 apartment homes on an 8.79 acre site. This works out to a density of 20.3 dwelling units per acre.
Last but not least on this stretch is Midtown Exchange. After months of infrastructure and site work the groundbreaking for the first phase of vertical construction took place on September 22, 2022.
1000 Social is one part of a two-tower project. The first tower is 12-stories tall and includes 354,000 square feet of office, 7,500 square feet of meeting space, and 20,000 square feet of retail.
When the second tower is built, the two buildings will be connected by a sky bridge.
Dewitt Carolinas is the development team behind the Midtown Exchange project.
