Glen Lennox
Earlier this summer I had the chance to check out some of the recent redevelopment happening at Glen Lennox in Chapel Hill. Grubb Properties has completed two projects and is in progress on a third.
History
Originally built in the 1950’s with 440 apartments and a shopping center, Glen Lennox has been a staple of Chapel Hill student living. If you went to school there, as I did, you know someone who lived there. The apartments were built in a single story “cottage-style” and the small shopping center is said to be the second shopping center in the state of North Carolina.
Redevelopment
Grubb Properties purchased the development in 1985 and after 23 years of ownership began talks of redevelopment in 2008. After lengthy negotiations, a redevelopment agreement was reached with the Town of Chapel Hill in 2014. The redevelopment vision called for a mix of uses and densification of the property.
Completed Projects
In 2020 construction began on Phase I of the project which includes the Link Apartments Linden and the Gwendolyn office building. The Linden apartments include 215 units and the Gwendolyn office building includes 109,000 square feet of rentable space.
Current Construction
Under construction now is the Link Apartments Calyx project. Calyx includes 304 units built in 5-stories of wood frame construction on top of 2-stories of concrete podium construction. The apartments will also wrap a 7-story parking deck.
Future Projects
There is still a lot of work left to be done on the 70-acre Glen Lennox redevelopment project. Grubb Properties believes the project will take 20 years to complete. Additional phases will include more retail, hotel, and multifamily.
