Completed in November 2021, Boxyard RTP is the first retail built on the grounds of The Park since its inception in 1959.

Boxyard provides not only retail and community space for the park, but its unique construction and layout provide one of a kind opportunities for the tenants not currently available anywhere else in the market. 

Construction

The two story structure is built out of 40 shipping containers. The containers are stacked and attached around the perimeter of the building with a bathroom and elevator core in one corner and a large open and covered courtyard in the center. 

The shared seating and facilities allow for the actual tenant spaces to be very efficiently sized. 

Tenant Spaces

The tenant spaces range from a single shipping container, 320 sf, to six containers at 1920 sf. This small space allows for the cost of new construction and market rate rents to still allow for a lower monthly rent check from the tenants than would be required in a larger traditional new space. The standard sizes also allow for limited turnover cost if a tenant moves out.

The Boxyard team made a concerted effort to ensure that all of the tenants are local Triangle tenants.

Amenities

Boxyard RTP has a huge amount of share seating in the covered courtyard, open courtyard, as well as around the second story mezzanine. The covered courtyard also includes a stage for live music, conferences, and other events. Directly adjacent to Boxyard you will find a Barkyard, which is convenient because Boxyard is very pet friendly.

Conclusion

I really appreciate when developers and designers take a chance and bring something new to our market. Boxyard RTP is definitely like anything else you will find in the Triangle, and I think their creativity shows its value in the popularity of the development.
